What was the Project?

Citicape House is a 12‑storey student accommodation building occupying the full site at 61–65 Holborn Viaduct. The development includes a single basement level on the eastern side, outside the Network Railway tunnel footprint, and a Lower Ground Floor aligned with Snow Hill to the north but one level below ground on the Holborn Viaduct side.

The Challenge

The Citicape House development presented a significant challenge due to its proximity to the National Rail tunnels, where train movements were predicted to transmit high levels of ground‑borne noise and vibration directly into the 12‑storey structure. Acoustic assessments confirmed that without specialist intervention, the building would fail to meet the required noise criteria, particularly for sensitive student accommodation spaces. At the same time, the structure required a solution that could manage substantial and varied vertical and lateral loads across columns, cores, walls, and slab interfaces.

How did Farrat support the project?

From the early design stages in 2023 through to final installation in 2025, Farrat supported the project with a comprehensive package of solutions that quietly reduce noise and vibration throughout the building.

Working behind the scenes in key structural areas, Farrat supplied 245 hybrid bearings, 350m² of Isofoam and 85m² of VFT system, alongside a range of bespoke components including 156 acoustic tension washer assemblies, 66 capping beam lateral assemblies and 99 steel‑rubber bearing assemblies with integrated safety features
